Our market intelligence is collected and added to the platform in real time by dedicated market analysts that develop and maintain our markets with highly targeted, relevant and timely information. The most simple way to think about our methodology is in terms of relevance. Our market data includes a wide variety of property types, sizes and ages but we scrutinize inclusion of the information based on our assessment of its relevance to decision making. For instance, we benchmark apartment communities at 100 units and above, but you will find smaller communities within the platform to the extent that its inclusion or exclusion could impact our view of that area. Similarly, we generally include retail centers of 100,000 square feet and larger but you will find a lot of Grocery Anchored Retail with smaller GLAs within the platform given that these centers often tell us something about a community. This is the essence of neighborhood level insight, the kind you will appreciate when you are assessing a small trade area.

Timeliness of Information

MarketAtlas leverages numerous sources in retrieving and updating market information. Methods include sourcing on-the-ground intelligence from market players, digging for research via the Internet, and reviewing and proactively seeking publicly available information such as permitting activity and zoning requests. To the extent possible, the intelligence gathered is sourced and checked against alternative sources so MarketAtlas can be reasonably certain of the accuracy of the information presented.

What we don't do is aggregate data, use statistical assumptions, or make projections on rents or occupancy.
